Move-in inspections are essential for documenting the condition of a property before a tenant moves in, and they can save you a lot of trouble in the future. Today, I will share why we conduct move-in inspections and how Tide Property Management ensures they’re done right.

The primary reason for move-in inspections is to create a baseline comparison for the move-out inspection. By documenting the property’s condition before the resident moves in, we can distinguish between pre-existing issues and any new damages that occur during the tenancy. This allows us to fairly allocate the security deposit and determine what, if anything, the resident should be charged for upon move-out.

When inspecting a property, our goal is to capture a comprehensive view of its condition. We start with a full photo walkthrough of the exterior, followed by a detailed photo documentation of the interior. Each room is thoroughly examined to identify any existing damages. In this process, we carefully take photos of each wall, floor, window, and door to document any potential issues. Additionally, we check all plumbing, ensuring water is running smoothly, and inspect appliances like microwaves, refrigerators, and stoves to confirm they are in working order. This thorough inspection helps us deliver a high-quality property to our residents.

If our inspection uncovers any issues, such as a malfunctioning toilet or a loose sink knob, we ensure these are resolved before the resident moves in. We send out a handyman to address these problems, aiming to maintain the property in excellent condition throughout the tenancy and beyond.
