Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!
If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.
We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.
Rent is due on the 1st and late on the 6th. We strive to pay our owners by the 8th of each month. To accomplish this, we communicate with residents at the end of the month as a friendly reminder that rent will be due in the next week.
If rent has not been collected between the 1st and 5th of the month, our leasing team contacts the resident daily, and will make on-site visits to collect the payment. The last thing we want to do is evict a resident, as this is costly for the owner, but we will not hesitate to do so if the situation requires it.

We guarantee that rent will be paid to you on or before the 10th of every month. In the rare event that Tide received on-time tenant pay, but rent is delayed, we will waive the management fees for that month, ensuring your financial stability.
Eviction/Re-leasing Guarantee
We implement robust tenant screening procedures to minimize eviction risks. In the event of an eviction of a resident that we place, we will cover eviction costs. We will also waive the leasing fee for the next tenant.
