You Need To Define Tenant vs. Owner Responsibilities

As a landlord, it is important to have a clear understanding of the responsibilities of both the tenant and the owner. We recently discussed the importance of having a detailed lease agreement when it comes to renting out your property. Today, we’ll take a closer look at some of the key areas that need to be covered. 

1. Utilities. One of the most common issues between tenants and owners is who is responsible for paying for utilities. Be specific about which utilities are included, such as water, gas, or electricity. 

2. Landscaping. Make sure that the lease agreement specifies who is responsible for maintaining the lawn and any outdoor areas. Will the tenants be responsible for mowing the lawn, or will the owner hire a landscaping company? Also, how often is it necessary?

3. Appliances. Some landlords prefer to provide new appliances such as a washer and dryer, while others require tenants to bring their own. Make sure that the lease agreement specifies which appliances are included and that they are in good working condition.

4. Pest Control. Who will be responsible for paying for pest control services? Make sure to outline what types of pests are covered and what methods will be used to control them.

5. Maintenance. Maintenance is perhaps the most important area of responsibility that needs to be clearly defined. The lease agreement should outline who is responsible for repairs and maintenance, and under what circumstances. For example, if a major appliance such as the HVAC system needs to be repaired or replaced, the owner would typically be responsible. Then don’t forget about the filters.
